BAGNELL DAM STRIP UNDERGOES MAJOR TRANSFORMATION TOWARD A COMMUNITY-CENTERED FUTURE
A significant revitalization effort is underway in Lake Ozark, with the Reese Development Group leading a long-term, community-focused project to breathe new life into the historic Strip. Unlike the flashy, large-scale developments seen elsewhere, this initiative is rooted in local involvement and long-term impact rather than quick transactions. The project is being driven by residents who live and work in the area. Their goal is to transform The Strip, established in 1931, into a functional and vibrant downtown for the Lake of the Ozarks, capitalizing on its rare walkability and central location. The team is actively addressing long-neglected infrastructure needs, such as public restrooms, sidewalks, trash facilities, and crosswalks which are critical elements for a family-friendly, accessible downtown.
Demolition of several blighted buildings, including the former “Two Bit Town,” the original Old Time Photos structure, the rubble behind the Haunted Hotel, and the old Sky Ferry, has already begun. The team envisions spaces like “Two Bit Town” being repurposed into venues for events, farmers markets, and community gatherings.
A feasibility study is guiding the redevelopment, with further planning underway to improve roads, utilities, and overall connectivity. While discussions about becoming an official entertainment district are ongoing, the focus remains on thoughtful, phased growth. Ultimately, the goal is to create a downtown that serves both residents and visitors year-round.
OSAGE NATIONAL COURSE RENOVATION
Renovations were completed on the River Nine Course in April at Osage National Golf Resort. The project included a full renovation of all bunkers, the relocation of several cart paths, and the complete rebuilding of one green complex. The improvements mark a significant step in ongoing efforts to enhance the course’s playability and overall condition. The new sand traps, in particular, add to the aesthetic appeal of an already stunning layout. Osage National, located in Lake Ozark, Missouri, features 27 outstanding holes of golf. The River Nine, Mountain Nine, and Links Nine courses are the three nine-hole segments that make up the resort, which annually attracts thousands of golfers from across the country.
GIER OIL SNOWFLEX PARK
The Lake Ozark Board of Aldermen approved a special use permit for the development of a year-round Snowflex Park, a project spearheaded by Gier Oil Company. The innovative facility will feature synthetic snow slopes for skiing, snowboarding, and tubing, offering a unique recreational experience for locals and tourists alike. The development marks a major step in expanding year-round, family-friendly tourism at the Lake of the Ozarks. The facility will be developed between the Eagle Stop on North Shore Dr. and Hwy. 54 with the potential of eight snow tubes on the property.
LODGING TAX
The Missouri Supreme Court ruling in 2024 ending the lodging tax at the Lake of the Ozarks has affected the vacation community. The area has already lost or missed out on a number of fishing tournaments, which impacts small resorts as well as the broader fishing community, and other potential events due to a lack of funding.
In addition, fireworks displays on major summer holidays will be affected due to funding shortfalls. While the cities of Branson, St. Louis, and Kansas City invested in marketing and advertising to attract visitors, the Lake of the Ozarks lost access to $2.8 million in funds that had been available to promote the area. The CVB will attempt to pick up the slack but currently lacks the resources to make a significant impact on that loss.
EFFICIENT LIVING IN OSAGE BEACH
Local developer Rick Ellerman is proactively approaching the growing need for affordable housing at Lake of the Ozarks. He acknowledged the shortage of reasonably priced homes among luxury waterfront properties and spearheaded Cottages at Lion’s Road, a new Osage Beach develop- ment. Designed for accessibility and comfort, the units will be located across from Lake Regional Hospital and within walking distance of restau- rants and convenience stores.
This project will include 30 contemporary two-bedroom, two-bath cottages ranging from 800 to 900 square feet, with an additional 225-square-foot loft. Each unit will feature a washer and dryer, three dedicated parking spaces, and modern stucco exteriors for a sleek, minimalist look. Built on stained concrete slabs, the homes offer durability and low maintenance. Plans also include a shared outdoor space with concrete picnic tables and gas BBQ grills for residents. A standout feature is the pet-friendly design, which includes a perimeter walking trail with dog waste stations to support a clean, welcoming environment. While a larger apartment complex might yield higher returns, Ellerman remains committed to promoting affordability, livability, and a sense of community in the heart of Osage Beach.
